What should go into a simple land-sharing agreement?

If someone offers me land to grow on, what should we agree on upfront so it doesn’t get messy later?

Even when everyone has good intentions, vague arrangements often go sour. At minimum, talk through and write down: - who can access the land and when - what areas are included - water access and costs - use of tools, sheds, fencing, or infrastructure - what can be planted - whether animals are involved - who owns improvements - how produce or income is shared, if at all - how long the arrangement lasts - how either party can end it fairly It does not need to be legalistic to be useful. A simple written agreement can protect trust rather than undermine it. The key principle is this: **clarity is kinder than assumption.**
